Light-commercial construction and site development across San Antonio — pad sites, parking lots, dumpster pads, ADA approaches, retaining walls, sidewalks, and small shell buildings. Civil coordination, site grading, concrete flatwork, structural masonry, and metal-building erection managed in-house or with long-standing trade partners. We work from civil drawings — grading, drainage, paving, utility, and SWPPP plans — and execute against them with daily site supervision, density testing, and inspection sign-offs at each phase. Typical scope: clearing and grubbing, mass and fine grading, sub-grade prep, base placement, concrete or asphalt paving with proper jointing, curbs and gutters, ADA-compliant ramps and detectable warnings, parking striping, light poles and bases, dumpster enclosures, and landscape and irrigation install. Shell buildings run from pre-engineered metal up to tilt-wall and CMU structures, with concrete slabs, structural steel, roofing, and dry-in coordinated through to TI handoff. Built to plan, on schedule, inspected at each phase, and turned over with as-builts and warranty documentation.
Concrete is 4,000 to 4,500 PSI for paving and slabs, air-entrained where exposed, placed on properly compacted base with engineered rebar grid — #4 at 18 inches on center is common, tighter at load areas. Control joints saw-cut within 12 hours at 1/4 of slab depth on 12 to 15-foot spacing. ADA approaches are built to TAS — 1:12 max ramp slope, 1:48 cross-slope, detectable warnings at curb-cut transitions, and 60-inch landings at door swings. Erosion control follows the approved SWPPP with silt fence, inlet protection, and stabilized construction entrances maintained until permanent stabilization. Metal buildings use hot-dipped galvanized anchor bolts and red-iron frames erected per the manufacturer's letter.
Civil, structural, and architectural drawings reviewed page by page. Quantities taken off, subs bid, and a line-item or GMP proposal issued. Permitting path and inspection schedule confirmed before mobilization.
Clearing and grubbing, erosion control installed per SWPPP, mass grading to cut and fill targets, and sub-grade brought to grade and compacted. Density tests pulled at engineered intervals before any base or concrete is placed.
Site utilities — storm, sanitary, water, electrical conduit — placed and pressure-tested before paving. Base material spread, watered, and rolled to specified compaction. Forms set for slabs, curbs, and flatwork.
Slabs poured with engineered rebar grid and saw-cut control joints. Curbs, sidewalks, and ADA ramps placed and finished. Vertical construction — metal building, CMU shell, or tilt-wall — erected per structural drawings with phased inspections.
