Full-service commercial grounds maintenance and construction for HOAs, retail centers, office parks, multifamily communities, medical campuses, and industrial sites across the San Antonio metro. One crew, one invoice, one property manager contact — across every property in your portfolio. Monthly contracts are scoped line-by-line: turf mowing frequency, edging, bed maintenance, irrigation checks, seasonal color rotations, mulch refresh, tree and shrub pruning to ANSI A300 standards, storm cleanup, and 24-hour response on irrigation breaks or wind damage. We run fully insured crews — $2M general liability and workers comp on every employee — with W-2 staff, not day labor. Every property gets a dedicated account manager who walks the site monthly with the property manager or board, documents conditions in writing, and flags issues before residents do. We also handle the construction side of commercial work: hardscape installs, drainage corrections, irrigation overhauls, parking-lot island rebuilds, sign-monument landscaping, and ADA-compliant pathway upgrades. References from current HOA boards and property management groups available on request — we will not be the cheapest bid, and we are not trying to be.
Commercial work runs on commercial equipment — 60-inch and 72-inch zero-turn mowers (Scag, Exmark) on dry routes, walk-behinds on wet or steep sections to prevent rutting. Edging is dedicated stick edgers, not string trimmers, for clean curb lines. Fertilization and weed control is run by a Texas Department of Agriculture licensed applicator — pre-emergents twice yearly (February and August), 3-step turf program on Bermuda and St. Augustine. Tree work over 15 feet is subbed to ISA Certified Arborists for liability and code compliance. Irrigation work is handled by our in-house TCEQ Licensed Irrigator — no outside vendors managing your zones.
We walk every property with the property manager, measure turf and bed square footage, inventory irrigation zones and tree count, and document existing conditions with photos. Scope is built line-by-line — no vague flat-rate quotes.
Annual contract with monthly billing, COI issued to your management company, and a transition plan if you are switching providers. Onboarding includes a punch list of items to correct in the first 60 days.
Crews run consistent weekly or biweekly schedules. Account manager makes unannounced quality checks. Photo-documented service reports go to property management after every visit.
Account manager walks the site with the property manager or board representative. Written report covers completed work, items flagged for approval, and seasonal recommendations for the next 30-60 days.
